Our client is seeking a Condominium Property Manager to oversee the daily management of a large, high-rise condominium property with over 1,100 units. In this role, you will be responsible for all aspects of building operations, acting as a key liaison between the Board of Managers, residents, and the company, ensuring efficient property management and a high standard of service.

$22.50/hr -$33/hr (pending experience)
Key Responsibilities:
- Manage the day-to-day operations of a condominium property, ensuring all aspects of building management run smoothly and efficiently.
- Serve as the primary liaison between the Board of Managers, residents, and external partners, facilitating clear communication and fostering positive relationships.
- Lead Board of Managers meetings, ensuring the agenda is adhered to, and meeting minutes are prepared and distributed promptly.
- Prepare and submit Board meeting agenda packages at least five days prior to meetings.
- Handle emergency situations and crisis management as needed.
- Supervise, train, and manage both union and non-union building staff members, ensuring optimal team performance and a high level of service.
- Conduct interviews for open positions, coordinate background checks and drug tests, and manage the onboarding and ongoing training of new and existing staff members.
- Administer progressive disciplinary actions when necessary, ensuring team adherence to company policies and standards.
- Develop staff work schedules and conduct periodic performance evaluations, providing strategies for staff development and improvement.
- Oversee the property’s financial management, including reviewing operating statements, monitoring cash and reserve funds, and assisting in budget preparation.
- Actively participate in budget creation and help present the annual budget to the Board of Directors.
- Manage financial variance reports and work to achieve cost-saving strategies that preserve client funds and capital.
- Oversee building repairs, apartment alterations, and vendor relationships, ensuring all work is completed in a timely manner and within budget.
- Approve vendor invoices via accounts payable software and monitor delinquent accounts, ensuring timely resolution.
- Ensure compliance with all building permits, licenses, and state/local regulations.
- Resolve new violations and ensure timely resolution of any outstanding violations.
- Implement and oversee security and safety procedures for the property, ensuring the safety of residents and staff.
- Conduct regular property inspections to assess building conditions, maintenance needs, and cleanliness.
- Communicate mechanical and building issues to staff and coordinate necessary repairs and maintenance.
- Plan, negotiate, and manage capital improvement projects, ensuring all work is performed to standard.
- Require proper vendor insurance and manage vendor relationships effectively.
- Interface with internal departments, including accounting, compliance, and closings, to ensure smooth property management operations.
- Maintain accurate electronic and paper records of tenant and building files, ensuring proper documentation.
- Respond to all communications (phone, email, etc.) in a timely and professional manner.
- Stay informed of critical provisions in client management contracts and ensure substantial compliance with Property Management Best Practices.
Qualifications:
- Proven experience in condominium or property management, with a focus on high-rise buildings.
- Strong leadership and interpersonal skills with the ability to manage staff, vendors, and resident relationships.
- Exceptional organizational skills and the ability to manage multiple tasks and priorities simultaneously.
- Experience with financial management, including budget preparation, monitoring expenses, and cost-saving initiatives.
- Strong knowledge of building systems, including HVAC, boilers, and other physical plant requirements.
- Proficient with property management software (experience with FSRconnect is a plus).
- Knowledge of local, state, and federal building codes, safety regulations, and compliance requirements.
- Excellent communication skills and a customer-focused mindset.
- Ability to remain calm and efficient in emergency situations and crisis management.
